The client bought the attached zoning lot, to the building proposal occupies most of the block, going from street-to-street, but with a few neighbor building still existing, creating an unusual and irregular shape for the new proposed combined lot. The result was a complicated zoning analysis to determine the actual zoning area permitted to build, after removing the equivalent rear setbacks.
